Surroundings
We loved living here for 7 years! The apartment is owned 1/1 by 1 private individual, so it is rented directly from the private owner. The apartment is located on the ground floor of the building, with stairs leading up to the building through the garden. As the apartment overlooks the green garden of the condominium, it is very quiet with open windows, ideal for home office workers.
During the summer we often kept the windows open almost all day, allowing fresh air to flow in during the day. The mosquito nets on the windows prevent bugs from coming in. You can listen to the birds chirping instead of the street noise. Birds, squirrels and hedgehogs can be seen in the garden.
The property is located in the Kissvábhegy district of Buda's 12th district, near Szent Orbán Square. Quiet streets, good air, yet easy access to everything nearby.
The building was built in the 70s and has a flat roof and a closed staircase.
The flat roof has been recently renovated. The building has no elevator, but the apartment is on the ground floor. The residents are very friendly and young.
The balcony was completely renovated in 2021, with state of the art 3 layer windows and mosquito nets. All windows have mosquito nets, so that insects and bugs do not come in when the windows are open. The balcony is closed, but the windows can be opened.
The apartment was fully painted in December 2023. The apartment has been well maintained, all the appliances are in working order. The electrical system was partially renovated in January 2024.

Technical characteristics
An electrical safety inspection was carried out on 5 January 2024 on the electrical network of the dwelling, which proves the safe operation of the electrical network, light switches and sockets with an electronically signed report.
Decree No 40/2017. (XII. 4.) of Hungary requires the inspection of the electrical network of the dwelling in case of sale or lease of the dwelling under certain conditions. Why is this good for the tenant? Since part of the electrical network is in the wall and cannot be seen with the naked eye to be safe, such an inspection is of paramount importance as it is for the safety of the tenant. Such an inspection is carried out by a qualified, licensed electrical safety inspector using a 500.000 HUF instrument to go through the apartment and check the lights, sockets, switchboards, circuit breakers, one by one. He will then draw up an electronically signed report on the results of the measurements, for which he will take responsibility.
When renting, it is highly recommended to choose an apartment where such a report is available and the result is "passed". In the absence of such a report, the tenant cannot know whether the electrical network is really safe. It is also mandatory under the Regulation.
The apartment has new plastic windows and doors.

Living room - 180×200 cm French bed frame, 2 chest of drawers, 2 seater sofa bed. A brand new, good quality mattress (180×200 cm) will be purchased for the bed frame, subject to agreement with the tenant. This double bed is very comfortable and spacious for couples.
Half room - 1 small wardrobe with drawers
Additional missing furniture is included in the rental price and will be selected in agreement with the prospective tenant, e.g. desk, office chair, coffee table for living room, armchair, additional wardrobe, carpets.
So, in agreement with the tenant, we will provide brand new Scandinavian style furniture (e.g. IKEA, JYSK) and 1 brand new mattress (so that the apartment is not too crowded). The tenant can also bring his/her own furniture.
The heating and hot water is provided by a condensing boiler.
The apartment has its own gas and electricity meter. The flat rate for water consumption is included in the common charges.
The apartment does not have its own storage room, but there is a shared storage room and cellar. There is a storage room directly next to the apartment on the same level and a basement one level down.
Parking
Parking is possible in Abos Street, which is currently a non-paying zone. The apartment does not have its own garage.
Infrastructure
The Austrian-Hungarian European School is 3 minutes on foot. The Austrian-Hungarian Kindergarten is 5 minutes walk away.
For nature lovers, the Kis-Sváb-Hegy nature reserve is nearby for sports and excursions. Normafa is easily accessible by buses 21, 21A, which stop right in front of the house. Small shops, shopping centres (Hegyvidék Center, MOM Park, Mammut), sports and leisure centres, Congress Centre, Istenhegyi Clinic, tennis courts, hospital and private hospital, Austrian-Hungarian European School, Britannica International School, Austrian-Hungarian kindergarten are all within easy reach.

Costs
The rent for the property is 250 000 HUF / month.
The common charges without renovation fund, electricity and gas are payable separately. Common charges plus utility bills plus internet average around HUF 50 000 per month.
Therefore, a flat monthly fee of HUF 50 000 is payable in addition to the monthly rent, which includes the common charges excluding the renovation fund, electricity and gas consumption. The rent is payable once a year on the basis of actual consumption. If there is an overpayment by the tenant, the overpayment will be refunded, if there has been an overconsumption, the overconsumption will be charged as an additional payment.
Of course, the renovation fund part of the common costs is not paid by the tenant.
The amount of the deposit is 2 months' rent, i.e. a total of 500 000 HUF. The move-in is conditional upon the payment of the deposit of 500 000 HUF plus the first month's rent of 250 000 HUF at the signing of the contract.
Contract
A professional contract prepared by a notary is available and signed in the same notary's office. A notarised eviction declaration is also required to be signed and forms part of the contract. The contract details the rights and obligations of both the tenant and the landlord.
This is also very important for the tenant, as the tenant's rights are also set out in writing. It is very risky to rent an apartment without a contract.
The notary's fee is already included in the price and the tenant does not have to pay it!
The tenant will receive the contract for review. If everything is correct, the contract is signed at a notary's office in the city centre, where the notary, tenant and landlord are present at the same time. The notary will identify both the tenant and the landlord, i.e. the notary will check the identity of the tenant and the landlord on the basis of the personal documents presented. The notary will also check the title deeds to make sure that the landlord really owns the property and that everything is in order with the property.
The notary reads the whole contract out loud, and the tenant can even ask the notary questions if something is not clear. If everything is in order, the contract is signed by both the tenant and the landlord, then the whole contract is notarised and signed by the notary.
3 copies are made, one is given to the tenant, one to the landlord and one copy remains with the notary.
The deposit and the 1st month's rent are paid at the same time as the contract is signed.
The notary's fee is paid by the landlord.
After signing the contract
Once the contract has been signed, the handover takes place and a report is drawn up, at which time the keys are handed over (2 sets of keys). The monthly fees are payable by bank transfer.
