My pet-friendly, well-kept apartment in District XI has become available for rent, right next to the Budapest University of Technology and Economics. I am looking for a tenant who is thinking long-term and will treat the apartment as their home. Move-in is possible from January.

• 50 m², two and a half rooms, American-style kitchen, 2nd floor (in a building with an elevator), facing the inner walkway (“gang”), in good condition.
• The apartment is very quiet thanks to its good layout and the considerate residents. We are looking for similar tenants, for the long term (minimum 1-year contract).
• The apartment is equipped with appliances (washing machine, oven, stovetop, AC, refrigerator) and is partially furnished. The furnishing is in good condition but not the most modern; changes can be discussed.
• Individual gas heating (BOSCH condensing boiler replaced 1 year ago). Estimated utilities: common charges 17K HUF; gas ~8K; electricity ~5K.
• Several internet providers operate in the building, the tenant can freely choose the package they prefer.
• Smoking is not allowed inside the apartment (it has never been smoked in), but it is permitted on the walkway.
• House-trained dogs/cats are welcome.
• Street parking is available, and there is almost always space. Discounted residential parking permit can be requested in the district.

In the rental contract, I will require two months’ deposit, a minimum one-year commitment, and a notarial declaration of eviction; I will refund half of its cost in the first month’s rent.
