Spacious, sunny apartment for rent at Erzsébet Square (facing the park and the Ferris wheel).

The apartment is in okay condition (it's old), everything functions just fine, some areas have received a bit of cosmetic upgrade (hallway, bathroom, kitchen).

Heating is by gas convector in the two rooms and a gas heater in the bathroom, but in practice the convector in the living room is sufficient throughout the winter (there is no heating in the kitchen).
There is air conditioning; one unit is installed in the living room, and it cools the bedroom well too if the door is open.

The rent is unfurnished; the furniture in the photos belongs to the current tenant and can be purchased if desired.

The living room is 5.4 x 4.8 m, ceiling height 4.2 m.
The bedroom is about 5.4 x 2.8 m, also very spacious, though currently divided by wardrobes to make room for a small children’s nook.
The bathroom can be accessed both from the bedroom and the corridor. Separate toilet, and next to the entrance there’s a somewhat retro kitchen with a gas stove, fridge and microwave, no dishwasher (and it would be rather difficult to install one).
A pantry opens from the kitchen, and above the hallway there is a full-length storage mezzanine.

The common cost is 21,000 HUF, the utility prepayment 40,000 HUF per month, which is reconciled annually based on meter readings if adjustment is needed. (It served as both home and office for us; we were fairly heavy users.)

The black wall and the wallpaper above it will be repainted unless the next tenant prefers to keep them.

Registration is possible with a notary move-out declaration, in which case free residential parking is available, and it’s easy to find a space as there are residents-only parking spots around the apartment.
