Charming small apartment for rent from October 1st at Diószegi Street 44, Bp. VIII district, opposite the Ludovika Arena, near Orczy Park, for 1 or 2 people.

Floor area: 23 m2 (+ 5m2 gallery). It is quite bright considering its ground floor location. The window of the room overlooks a quiet, rear, enclosed courtyard.

The apartment has low utility costs, with an average usage of max. 20-25,000 HUF (including 9,000 HUF common costs). Heating is provided by air conditioning and an electric radiator.

The height of the gallery is 1.5 m. It has a nearly new mattress (160x200cm), a new air conditioner optimized for heating, and a convertible sofa (125x195cm).
Pets are not allowed, and smoking is not permitted inside the apartment.
Moving in requires a 2-month deposit + 1 month's rent, with a move-out notice (we split the costs).

I do not want to hide the disadvantages, which are as follows: although there are new gates, entrances, and mailboxes, and thanks to the camera system and the improvement of the community, the conditions are already more civilized, the aesthetic condition of the condominium is still far from ideal. Additionally, due to the thin partition wall, there may be sound transmission from the neighboring apartment (louder talking, vacuuming).

Advantages: overall a quiet, clean, compact apartment with low maintenance costs and good location.
